EXCLUSIONS AND LIMITATIONS OF NOTE: The parties acknowledge and agree that this inspection is limited to visual observation of apparent conditions existing at the date & time of the inspection only. This inspection is not intended to provide the purchaser or Client with: information regarding the advisability of property purchase/sale; the market-value of the property; the compliance or non-compliance with codes, ordinances, and statutes; the suitability of this property for specialized use; the life expectance of any component or system in the property; the presence or absence of pests or insects including wood-destroying pests and fungi; the presence or absence of cosmetic or underground items; or items that are not permanently installed. This inspection does not address pools, saunas, detached structures, or spas. Reference is specifically made to the Standards of Practice and Code of Ethics, of the North Carolina Home Inspection Licensure Board for a comprehensive listing of those items, which are not required, and, unless specifically included, will not be part of this inspection.

This inspection does not address, and is not intended to address, possible presence of any danger from any potentially harmful substances, environmental hazardous conditions, including but not limited to lead paint, asbestos containing materials (ACM), carbon monoxide, urea formaldehyde, toxic or chemical analysis, airborne hazards, mold, polluted water, or underground tanks. Furthermore, ReliHI is not responsible for any misleading information provided by a third party or for any matter concealed or hidden from the inspector.

Insulation or dropped ceiling materials may conceal framing, wiring, plumbing, roof sheathing, and other components. Inspection of these areas is limited to conditions visible without moving or disturbing insulation, dropped ceilings, or vapor barriers. Disturbing insulation or dropped ceilings can damage materials and/or create health or safety risks and would exceed the scope of a limited, non-invasive visual inspection as defined by the North Carolina Home Inspector Licensure Board. Accordingly, conditions concealed beneath insulation, including but not limited to moisture damage, microbial growth, structural defects, or improper installations, may not be visible or reasonably discoverable during a limited, non-invasive visual inspection.

As a matter of company safety policy, ReliHI inspectors will not activate, restore, manipulate, or turn on any gas service, gas shutoff valve, gas piping, or gas-fired appliance found to be shut off or otherwise not in normal operating condition at the time of the inspection. Such systems and appliances are excluded from operational testing and will be reported as not inspected. ReliHI assumes no responsibility for determining the reason for the shutoff or for placing any gas system or appliance into service.

All exclusions must be agreed to in writing by both parties prior to agreement of a contract.
